As we move deeper into the Spring market, one trend has become increasingly clear: the Lower Eastern Shore is no longer operating as a single market.
A home in Salisbury, a waterfront property in Somerset County, a retirement home in Worcester County, and a condominium in Ocean City are all experiencing different market conditions.
While many headlines focus on prices, two measurements provide a better understanding of today’s market:
- Months of Supply
- Market Balance (Buyer vs. Seller Advantage)
Together, they reveal where opportunities exist and where the market may be headed as we move into summer.
Months of Supply Across the Lower Eastern Shore
Where Buyers Have the Most Choices – May 2026

Months of Supply (MOS) measures how long it would take to sell all current listings if no new homes came on the market.
Traditionally:
- Less than 4 Months = Seller’s Market
- 4–6 Months = Balanced Market
- More than 6 Months = Buyer’s Market
What We’re Seeing
🏡 Wicomico County – 3.5 Months
Wicomico remains the strongest seller-leaning market in the region. Well-priced homes continue to attract attention, particularly in affordable and mid-range price points.
🌊 Worcester County (Excluding Ocean City) – 4.3 Months
Worcester is approaching a balanced market. Buyers have more options than they did a year ago, but desirable properties continue to sell.
🌾 Somerset County – 5.2 Months
Inventory has increased, giving buyers additional choices and creating more room for negotiation.
🏖 Ocean City Condominiums – 6.3 Months
Ocean City continues to offer the largest inventory of available properties. Buyers have more options and more leverage, while sellers face increased competition.
The Tri-County average currently sits near 4.4 months of supply, indicating a generally balanced market overall.

Buyer vs. Seller Advantage
Market balance tells us who currently has the stronger negotiating position.
Today’s market looks something like this:
Seller Advantage
- Wicomico County
Balanced Market
- Worcester County
- Overall Tri-County Market
Buyer Advantage
- Somerset County
- Ocean City Condominiums
This doesn’t mean sellers cannot succeed in Somerset or Ocean City.
It simply means buyers have more alternatives and more negotiating power than they do in Wicomico County.
As a result, pricing, presentation, photography, staging, and marketing have become increasingly important.
What This Means for Buyers
The good news is buyers have more choices than they have seen in several years.
You have:
- More inventory
- More time to evaluate properties
- Greater ability to negotiate
- More opportunity to compare neighborhoods and price points
What This Means for Sellers
The market remains healthy.
Homes that are:
- Properly priced
- Well presented
- Professionally marketed
continue to attract buyers.
However, the days of simply placing a sign in the yard and expecting multiple offers are fading. Today’s buyers are informed, selective, and willing to wait for the right property.
